Dear Friends,

Most if not all of us have heard and know at least a little bit about the dangers of Lead and its effect on the human body.  As an inquisitive home inspector I am always reading various things pertinent to homes.  Recently I read an interesting yet sober article on 'Lead and Its Painful Legacy'.  Untold millions of children have been and continue to be poisoned resulting in permanent brain damage.  As the father of two wonderful, healthy and vibrant children this information hit home.  The article highlighted important things I had never even considered.  I encourage you to read this article for the safety of yourself, your family and friends.  You can access this article through the link below.

Heard in the News
A few weeks ago it was reported on TV that a couple had purchased a home only to discover after they had moved in that the home had a serious mold problem.  This led to their actually having to move out due to health issues.  The costs associated with this problem both emotionally and financially have proven to be high.  The home had been inspected prior to purchase and according to the correspondent had been “given a clean bill of health”. The mold issue is fast becoming what asbestos and UFFI insulation were some years ago.  The expression I found disturbing in the report was that the home had been “given a clean bill of health” by the home inspector.  The implication is that home inspectors are liable on this front when clearly according to the state’s standards of practice they are not.  266 CMR 6.11 2 (c) Clearly states that home inspectors are not only not required but are prohibited from ‘Determining the presence or absence of any suspected hazardous substances.. or contaminants in soil, water, air quality’.  Ethically if there are clear signs of mold present during a home inspection this should be drawn to a buyer’s attention.  Also if a home inspector has assumed the responsibility to perform some type of mold testing then he/she has opened the door on liability.  Buyers need to be aware of this information and that is why one should seriously think about having an independent contractor test indoor air quality prior to purchase.

Cheapest price?

In any given work day I receive numerous phone calls. For the most part people are seeking information on home inspections or related issues. The majority of people I speak with choose to use my service but some do not, which is fine. What seems to bother me on occasion though is when people tell me that I am ‘expensive’. Unfortunately many people are misguided about home inspection costs due to disinformation. Managing a home inspection business is like any other business, it requires a substantial outlay of cash each and every month. Low priced inspections are usually low in quality with questionable inspectors at best. They make their money in volume. The purpose of a home inspection is to inform and educate the client about their purchase. It is a means of protecting them from potential pitfalls in this expensive investment that they are making. The inspection should never be viewed as just a point to check off in the home purchasing process yet for some it seems this is how they view it, which is unfortunate. I have built a strong reputation over the years by working hard for my clients, which is why I am referred so often. I am always frustrated though when someone chooses an inspector based principally on cost. Whether an individual chooses me as their inspector or another is not the important thing.  The important thing is to choose an inspector who is experienced, properly qualified, one whom you feel comfortable with and who will provide you with a quality inspection report. While price comparison is always healthy, never short change yourself out of a quality home inspection.
